Overall

There are so many issues with their planning that I don't even know where to begin. What they don't get is that the problem is not just about one promise ( future school) but how they talk about potential features on their design but don't action accordingly. Poor parks, playgrounds, structural issues, etc. Very disappointed with ID_Land in general. I really hope they hire someone more competent to do a better job, I'm sure that there are many looking for a job due the pandemic.

ID land have been misleading and difficult to work with. Here’s a list of problems we experienced through the process and after the build.

1. ID land tried to rush our settlement which would allow them to deny our agreed rebate. Check the agreed terms for a rebate and make sure that they’re setting clear expectations of settlement in writing. We were given an extra week to settle only after I tracked down the founders and general manager and showed them proof that timelines communicate with us weren’t in line with their rushed request.
2. ID land wanted us to give up part of our land to be used as an easement for $1. Their sales rep had lied to us and their lawyers and said we’d verbally agreed and sent over the paperwork to sign. We reached out to a solicitor who responded back to ID land with a dollar value we’d be comfortable with. ID land backed off afterwards. During this process, we also found out from the local council that ID land had tried to create an easement previously with our lot but had been told they couldn’t.
3. Deals are made with energy providers for our estates integrated network which are not in the interest of the owners. Our solar panels are owned by a provider who’ll be charging us an exorbitant amount for energy generated from our own roof tops.
4. There have been significant issues with their builder Shape. I understand the delays and the challenges due to Covid. However there have been many examples of shortcuts taken. Currently we’re working through another warranty claim due to another leak. Many of our neighbours are going through the same problem.

I’d avoid ID land if possible. If you’ve already signed a contract with them, document and save all the communication with them so they can be held accountable, and don’t hesitate to seek external help such finding a legal support.

I bought a investment property at Elements Estate hoping they will deliver what they promised. The developer, ID Land use every loophole to be not responsible for what they promised as sales tactics.very dodgy developer and will not buy again from them or recommend to any other. Residents had to go for current affairs and fight to get the School.

Very unprofessional company. Once property is settled, they don't bother to reply to your e-mails. Design guidelines only implied to the purchaser not to the vendor. They don't fulfill their part mentioned in the design guidelines of the contract. When asked the sales team to provide the contact details of someone higher to discuss the isuue, they act like they own the company, never provide someones contact info in the organisation to further escalate the issue and stop replying to your e-mails. They have promised a school in their master plan in Elements Estate but went to Vcat to get permission to subdivide and sell that land into 227 residential plots. There are two creeks in the estate, one is totally neglected, no work has been done to improve its look. They don't even have a proper entrance siting estates name like other estates have in the area. There is not a single BBQ facility in the whole estate.

I wouldn't recommend anyone to buy anything from ID_Land anywhere.

Very poor developer. We bought in elements estate in Truganina, very excited with the plans for parks and playgrounds, bbq and picnic facilities and of course the school. However, the facilities are very poorly designed with no thought for use and enjoyment, there is not one bbq in the whole estate and the maintenance of the areas are also poor, not to mention the designated school area has fallen through. The potential for a beautiful estate and facilities is enormous in elements, it has the potential to truely be an amazing. I would never buy in an ID_land development again.

Edit: comparing elements estate to other new developments in the area, although the amenities may meet council standard, they are certainly well below the standard offered by other developers in the Truganina area
