When we decided to move into our new home without seeing it in person, especially with a newborn, we knew we were taking a big risk. We hired Black Bird Home Inspections to mitigate that risk, relying on their expertise to ensure our new home would be safe and ready for our family. Unfortunately, our experience warrants no more than two stars due to several significant oversights on their part.To their credit, they did identify some issues with the window seals, indicating their potential to fail. However, this was the extent of their thoroughness. They completely missed mentioning that the majority of the windows in the house are incredibly difficult to open, a daily inconvenience and potential safety issue.More concerning were the critical safety hazards they overlooked. A gas leak in a home is a serious threat that can have catastrophic consequences, and yet it was missed during their inspection. Equally troubling was the discovery of a hole above the guest bathroom window that leads directly into the attic, creating an open invitation for pests and critters to enter our home, which was also not reported.The condition of the LVP flooring was another miss in their report. The poor installation is apparent and would have been an immediate red flag for us, had we been made aware.The lack of detail and the missed critical issues in the report we received from Black Bird Home Inspections left us disappointed and concerned about what other potential problems might have been overlooked. While we appreciate their effort in some areas, the crucial misses significantly undermined our trust in their service.

Beyond disappointed with the inspection i received. What should have been exciting time in our life has turned into a nightmare due to their negligence and lack of detail in their inspection. first they missed a window that was dry rotted around the sill and frame. Not a huge deal - more annoying than anything else. Bigger deal is that they failed to fully inspect my crawlspace. I had to have multiple crawl space companies come out an look due to issues we were having (Including damp/molding smells in the home) after moving in and they all said we had some serious problems and that our home inspectors did a terrible job and failed us on mentioning the issues they found which included: - standing water in various areas of the crawl space - Visible mud and mud lines over the plastic sheathing, on the brick pillars and walls, and on the ducting showing that there had been significant water under the house - Visible Mold - Obvious moisture/water/drainage issues under the house/crawlspace. Now i am looking at tens of thousands of dollars to try and repair the issues going on in the home - that should have been caught pre-purchase. The small print on their contract only holds them liable for 1.5x the cost of the inspection - so about 500 bucks. There is no real penalty for them doing a bad job. Stay clear of these guys and find a company who does good work, stands behind their work, and has liability insurance covering the service they provide.
