DO NOT HIRE ATS Home Inspections if you want a comprehensive inspection. We found water damage behind the refrigerator after the inspection. Anyone who took 10 seconds to roll out the refer would have seen and documented this. I called the inspector T. Kolb and he said he is afraid look behind the refer because he might damage something. This inspector is too timid and afraid to do a good inspection.

Unfortunately, I'm editing my review of ATS Home Inspections to better reflect my experience. Days after moving into our new home, our A/C stopped working. It turns out, per the analysis of 3 different air conditioning professionals, a previous "repair" on the coil to solder a leaky pipe burned the coil and inserted contaminants into the system, making the HVAC system work at 50% capacity max. A different leaking pipe was "pouring" oil into a drip pan (A/C repairmen's words, also noted how extremely dangerous that is), and a sensor that's needed to tell the system things were running too cold was removed and dangling off the side of the coil. None of this was caught by Tim, our home inspector, who said the unit was completely fine. It cost me $22,000 to replace the entire system less than a month after we moved in, because it was not salvageable in the state it was in and our home warranty company refused to help us. The garage door, which we were also told was in top shape, would not open using the outdoor keypad nor the garage door fobs after we moved in. It turns out the motor in the garage was rated to lift doors 3-5 pounds; our garage door weighed 25. So, we had a motor trying to lift a door 5x heavier than it is rated to lift. That was another $4,000+ to replace in its entirety. Lights throughout the house flicker constantly and I'm afraid to find out what's wrong with the electrical wiring we were also told was perfectly OK. I now joke with friends and family that we would have had similar results from our home inspection if we let a raccoon roam around the house for an hour. We trusted this company to do the job right, and we were burned to the tune of nearly $30,000, which doesn't include repairs I'm anticipating to the lighting fixtures. Look elsewhere and do your research for a home inspector who will catch things like oil pouring into a drip pan or a sensor on an A/C coil dangling off the side. I'm no expert, but those are things I maybe would have flagged.
