Great time so far. A few things to do.
They built our house at Noble’s Pond. New, closed in June, 2022. I still have 3 holes 19”x29” in the ceilings of 3 rooms, closet doors and hardware remain in my garage, bedroom window has a hole in it, gaps all over staircase, water sits in the shower because tile lower than drain, sliding door so messed up they can’t attach the screen, missing 6 window screens and a defective stove and refrigerator that don’t work correctly.
Once they get your money they promise to fix everything but they don’t do what they say. Is it fraud to take our money and not fulfill the contract?
Stay away from Noble’s Pond and Regal Builders.
Almost a year and six months have come and gone with many promises to replace our window with the hole in it, the broken back door, and a staircase that is falling apart. You can actually move step #5 with your hand. They told me months ago they were finally going to install the fans we ordered at time of purchase that Regal Builders apparently think work well in the closet because that's where they have been in unopened boxes since our June, 2022 closing! Even my front door frame is falling apart!! No one has come as promised one year later to repair cracks in the walls. Professionalism is not their thing.
They make it sound like they will back up their work but they don't.
You will get nothing but empty promises to fix the defects.

Regal Builders built our new home and forced us to close before the home was complete by threatening a penalty clause in their contract. The day of closing we were forced to close with an unfinished kitchen; two busted kitchen cabinets; electrical problems in LED light coves; tile run the wrong way in the primary; electrical circuits were/are faulty; wrong amp circuit for the primary bath fan/heater; zero response from the electrician to date; missing planter boxes on the patio per original contract; missing hose bib per original contract; too many other things to list. Additionally, the day of closing we did not have duct work to one of the rooms in the house and approximately 1/3 of the flex duct work had fallen down in the crawl space. So much for building inspectors (later we found out these guys are contracted by the county-NOT COUNTY EMPLOYEES!!). The windows are drafty and it is cold in the house all the time. Regal Builders, their COO and their director of design have lied repeatedly to us. They took our money, and force us to work with their subcontractors (note: I only had a contract with Regal Builders, not their subs) after closing. The subs that do show up tell us they are not being paid; so that explains why I can't get the Regal Builder subs out here to finish the house. I can never get an answer on when to expect them to finish the original contract items noted in the pre-settlement walk thru, let alone the punch list items. The latest was water coming thru the cook top vent because the didn't slope it enough in the attic (see pic). They do not communicate; quality of finish work (aka tile) and electrical is substandard; BUYER BEWARE!!
