An incredible community with attentive staff. Very nice homes with close by amenities. The pool is great and has a lot of features. Keep in mind it’s not deep at all max of 3 and a half feet. Overall it’s a blessing to be able to stay here. Great location between Ocean City and Rehoboth.

nice place, but the HOA needs to do something about all the Airbnb people and chair hoarders at the pool. my Inlaws have owned in there for a decade and its frustrating that you cant find a chair on a Saturday afternoon because they are all being "held" by someone else. rows of 4-6-10 chairs all with a towel or a flip flop and not currently occupied. also, the bartender/caterer needs to get their act together. i was there MDW and they didn't have a register or it wasn't set up, and there was chaos at the bar. my suggestion is to set up a push cart for sodas, ice cream, snacks, food, etc away from the bar and have the bartenders focus on drinks. then have a clearly defined ORDER HERE and PICK UP HERE areas for the transient people walking up and back to their chairs.

I love this community!! I admit I erred in my last review as I combined NV Homes with Bay Forest which created a negative review. I have since deleted it because I realized my mistake: Bay Forest at Bethany Beach should not be penalized for NV Homes. So let me start over. Where to begin... First and foremost it is INCREDIBLY BEAUTIFUL here. I love that I can walk out on my balcony and see the pond with the ducks, including adorable teeny tiny baby ducks (see photos). And I also get to see other very cool looking birds (photos attached). One day I was even fortunate enough to see the most incredible rainbow coming from the pond (see below). It's just a very beautiful, peaceful, and serene scenery. There's also a TON of activities in the community to stay healthy and active, such as 2 pools, tennis courts, a gym, a marina, paths (for biking, jogging, walking, etc.), a free shuttle bus to the beach all summer, and I'm pretty sure there's more. There's also a bunch of events for the seniors age group (a lot of people that live here are retired). They have happy hour every week (for all ages of course). And best of all, living here has been a tremendous blessing for my mom. My father passed away about a year ago with no warning, shortly before my parents' 40th wedding anniversary. Needless to say it's been incredibly difficult on my mom. However, she has I think 8 close friends in this community and they have been a huge help in helping her heal. Between the weekly plans they have (i.e. lunch one day, movies another day), and the weekly community gatherings (for example, happy hour), and then the different Bay Forest Community events they have, she has stayed very busy and she immensely enjoys living here. It still hurts that my dad isn't here because they planned to move here together and were so excited about it, but being able to stay busy and surrounded by loving friends, supportive family (my son and I ended up moving with her instead), beautiful scenery, kind people in the community - many of whom are trying to learn ASL so they can communicate with my mom and her friends who are all Deaf, and a very clean area has made a world of difference. Oh, and we also don't have to worry about doing ANY yard work (mowing, planting, trimming, etc.) because BF takes care of that too! That is a fantastic inclusion; we certainly don't miss that about our old house! I really don't have anything negative to say about this community. The only thing that's been frustrating is there seems to be a bit of a drainage issue in several areas when it rains excessively. However, that is probably related to NV or one of their contractors so I can't fault BF for that. I'm also not fond of all the duck poop haha. However, it's pretty much only on the one path next to the pond so i just dont walk there anymore, but I can still walk on the connecting paths and the one parallel to it so it doesn't affect my route at all. And the truth is, you can't fault BF or even the ducks for that; that's their home. I would much prefer to have the ducks there and avoid one little path than to have no poop and no ducks. If the ducks were to leave I would drop a star or two. So the poop is not a bad thing ?. 5 stars!!!!

Lots of new condo things everywhere! All the streets are the same, I walked around and skateboarded for hours. We finally had to eat a young child to stay alive, right after the meal we found our place. Oopsy, our bad.
