I am genuinely surprised that they have anything above a one-star rating. Sure they are nice before you sign the lease, but after you sign the lease a switch has been turned. We had multiple maintenance problems (also our hot/warm water only last 5-7 minutes, hope you like cold showers) and it took multiple day to a week for their maintenance man to come address critical problems. This caused us to do our dishes in our bathroom sink. The apartment itself was a good location, but the inside was falling apart, closet doors broken, flooring coming up, mold growing in the shower, etc. Also, the fire alarm would go off every time we cooked, which meant not using the burners when it was late- as we were afraid we were going to wake up our neighbors.
The biggest thing to note is THEIR LEASE HAS ILLEGAL DEMANDS it is ILLEGAL in the state of Iowa to require your tenants to pay for carpet cleaning, I checked at student legal services. They have charged our deposit with over $500 dollars of BULLSHIT charges. Remember that it is the landlords responsibility to do yearly fix-ups, this company will squeeze you for every last penny. Would NOT recommend to anyone I like (maybe someone I don't like ;) ). Beware.
The best damn apartment renting place in town. My wife and I had terrible experiences with Apartments Downtown, and a few others.
The apartment we rented from Hodge had noisy downstairs neighbors, who often had loud fights. I think they were throwing each other against the walls. The interior doors inside the building were a little too narrow, which made carrying beds and couches through them awkward, especially as the stairs had a very small landing where you had to do two 90 degree turns in very little space.
But the internet always functioned, we got most of our damage deposit back, nothing broke while we lived there, it never rained inside, no animals got in, we did not have an insect problem.... compared to every other apartment company we have used in Iowa City, this one is the best.

This is my second year leasing with hodge Construction and I couldn't be more pleased with the way they treat their tenents. Both apartments I have lived in owned by them, have been clean, safe, and nice places to live at very reasonable prices. They do not try to scam you like other property managers do in the area. All the staff in their office are kind and very helpful. Best apartments in Iowa City by far

I have nothing but good things to say about AIC/Hodge. Every problem we have had has come to a quick and reasonable solution and they actually do preventative maintenance on the units and common areas. Rent was mostly fair and the yearly increase was low enough to be acceptable. I previous rented with apartments downtown and hated every second of it. I came into my lease with Hodge very skeptical but have been pleasantly surprised. As long as you pay rent and aren't a pain in the ass, I think they will do anything reasonable to take care of you.

I have been with Hodge now for two years and just signed for my third. My roommates and I absolutely love them! Their apartments are nice, kept up well and are reasonably priced! When we moved in, Hodge completely cleaned the apartments from the previous tenants. Whenever we have had maintenance issue, Hodge has sent someone out the very next day. I feel so safe in their buildings because they are protected by an outdoor keypad that only tenants know the code for. Jodi at the front desk is the best! She is so understanding and helpful with anything you need. Everyone we have encountered at Hodge is so nice! I wouldn’t go with any other landlord in Iowa City!
