Josh and his team were very professional. Helped us understand the process and did not rush. They used technology, combined with on site experienced professionals to complete the inspection. They not only went over the report verbally but categorized what was important to pay attention to for each home specifically.

We have used Lake City on two of our investment properties, and the thoroughness of the inspections is really incredible. Michael is especially knowledgable and takes the time to explain everything to the potential buyer, never bothered to point out even the smallest things. Plus, Lake City's final reports are so cool - you can create professional maintenance requests, including detailed pictures and descriptions, to send to the seller. They are always so responsive, even by text message, which is amazing. Highly highly recommend Lake City!

We've used Lake City Inspections on both of our investment properties, and their thoroughness can't be beat. Michael is great to work with - he is so patient answering all of a potential homeowner's questions, and the repair estimates (upgrade) is worth every penny. We had our last seller agree to almost $10k in repairs just because of this report. HIGHLY recommend working with these guys!

Michael came out and was very thorough, knowledgeable, and helpful. He was great letting us stay during the duration of the inspection and answered the many questions we had.
The report we got was also fantastic. It was laid out in a way that was very easy to navigate and understand, as well as go over with our realtor. We aren’t very handy people, so we especially appreciated the breakdown in the notes of his findings. The recommendations for what type of professional or contractor to contact and articles were also a wonderful resource.

Lake City did a full home inspection for a house we're buying, including well water and radon testing. This included the large shop on the property and sprinkler system. The company's communication was great all along the way. We felt they did a very thorough job and were excellent with discussing the major things found that very day. The written report was the best we'd ever seen; clearly presented, easy to follow, and with quick sections that followed up on suggestions, and the report was issued to us very fast, allowing us to continue our purchase with full knowledge and make the loan process go smoothly. Would definitely use them in the future for regular maintenance testing.

Joshua and his team at Lake City Inspections performed a comprehensive and detailed inspection that exceeded my expectations. Their written report was well organized, clear and user friendly, providing me with all the essential information I needed. The descriptions were concise and detailed. The accompanying photos were clear and pinpointed the exact locations of the issues that were written in the report. Their services were invaluable in bringing transparency to all the relevant issues, and in helping me make important decisions.
