Had an inspection done on a house July 2022. Inspection came back decent stating most of the attic was not accessible but there were pictures from the access in the garage and that the roof was older but no visible leaks also it may take monitoring over several rainy days to see a leak. That may not be the exact wording but close enough. We purchased the house. Fast-forward to January 2023 I start noticing staining in one of the bedroom ceilings. There was an access in that bedroom closet that was not shown in the inspection and was easily accessible. As soon as I opened it and stuck my head in, there was obviously an issue that obviously had been there for some time. Steady leak with black mold spreading on the decking (Including pictures before and during rain). I put a pan under it to keep it from destroying the drywall untill I could get it fixed. If I could just stick my head into the access and see this there is no reason the inspector should have missed this. This is why we got an inspection in the first place. We could have used this information when making our offer.
