I am grateful for the thorough inspection BeaconLight did of the 1900s home I am buying in Newton. Phil answered my endless questions during the inspection as I shadowed him and learned about the home systems, produced a comprehensive report with photos and then answered more questions via telephone after providing me with the report. I never felt rushed and as a 67 yo woman I experience that often with service companies, sadly. I highly recommend this company without hesitation! The fact that Phil is a Fire Lieutenant on the Newton Fire Dept is a huge bonus, as fire safety is one of my greatest priorities in daily life. Thank you, Phil!

Phil was recommended by my agent and he did not disappoint. He was patient, thorough and very kind. As first time home buyers we had no idea what to expect and were a bit nervous. Phil made us feel at ease, took his time with us and explained everything in great detail to my husband, agent and myself to make sure we understood everything. The report we received was fantastic as well. It was detailed and had pictures to go with each item he spoke about. I would definitely work with Phil again if I were to need an inspection in the future he was great. Highly recommend!

Went with this home inspector at the recommendation of our agent, and they were very polite and professional. They did catch a mold issue in our attic which we were able to get taken care of before closing. However we have had to replace both the water heater and furnace in the first year of living in our home because the serious state they were in was not caught. Given the pricey inspection cost, I would have expected a bit more thoroughness with such integral parts of the home

Great inspection in a pinch, which everything seem to be in today's real estate market. We got a good shake of the place and really dug into the details. I felt well informed making my bid.

I know professionalism when I see it - and Phil is not only a professional, but is also polite, knowledgeable and clearly loves his profession. I was facing a home inspection deadline with a very tight timeline, and Phil was able to accomodate. He walked me through every inch of the house to make sure I understood everything he was noting. He was incredibly patient with me when I asked him questions along the way. Phil took the time necessary to explain what he saw in clear and understandable terms, but also carefully characterized a few issues he saw and their overall importance. His report was extremely thorough and extremely well presented.
Fast forward a few months... I was in the process of selling my home and failed a smoke detector inspection three days prior to closing. The local fire department inspector required us to replace all of the smoke detectors, which included significant electrical work. I contacted Phil and he (personally) came out with his team the next day, engaged the local fire department, and got the electrical work done right, the first time, on an extremely tight schedule, which allowed us to close on time. I cannot thank Phil enough for his professionalism, his keen attention to detail, and his hard work. Phil showed that he is a natural problem solver and uses his extensive experience to get results. It is difficult to express in words, how much I have appreciated Phil's efforts from start to finish.
I absolutely trust Phil's work - and not only will I use Phil in the future, but I will recommend him to anybody I know that is looking for a professional, high-quality home inspector.

John was thorough, systematic, took the time to assess everything we wanted him to, and seemed especially knowledgeable about back bay brownstones. Fantastic group (additionally spoke, while scheduling, with his boss, Phil) that is also very flexible at accommodating schedules.

Phil Cucchi did a thorough inspection of a condo that my husband and I were interested in purchasing. He explained how all the systems worked--electrical, heating, plumbing, water drainage, etc.--and patiently answered the numerous questions that we had. He also assessed the construction workmanship of the building, including the roof, stairs, walls, ceilings, etc. He then followed up with a very detailed report the next day. I highly recommend BeaconLight Home Inspection.
