BEFORE YOU MOVE IN, speak with another tenant and ask them about the temperature in their apartment at night.
Our second year with this company has turned into an unlivable nightmare. They refuse to provide real air conditioning as they advertise despite weeks of notice and numerous attempts at any resolution. Our apartment is regularly topping 90 F at night with the windows open and A/C running full blast. We have a young child and I'm a disabled veteran. We're suffering such serious effects our doctors have had to step in. This has made our lives dramatically worse. The fact they know about it and continue to do, in reality, nothing says everything you need to know.
You don't need to be a genius or legal professional to know that if your apartment is suddenly 20 to 30 degrees hotter than the temperature outside in the summer, your life has just become dramatically more complicated, difficult, and depending on your health condition -- dangerous.
I cannot fathom why no one involved with this company finds it important to help out families in obvious need at their locations. Happy 4th everyone, my family and I are just gonna pray we don't get heat stroke and try to find a long term hotel, if we can afford one after the new medical bills we've acquired from living here.
Choosing Dakota commercial could cost you and your family more than you know. BEFORE YOU MOVE IN, speak with another tenant and ask them about the temperature in their apartment at night. It's not just us, we're just getting some of the worst of it.
EDIT: The good news though is the location is great; when your whole family starts dehydrating from constant sweat and getting heat rashes all over your bodies THE CLINIC IS RIGHT NEXT DOOR! This is important because you will need to document the damage their negligence is doing to you and your family so a court can properly assess damages they will be paying you.
Dakota Commerical has been a great company to work with so far! Heather has been amazing at answering all our questions and and made the transition into our new home an easy process. They were also quick to answer our initial maintenance requests upon move in.

Apartment itself was good for our college girls. Move out was not. We spent 12 hours a person and there was 6 of us to clean and get the walls in order so like 72 hours total. But did we get our full deposit back? No. Per Dakotah it was an additional 5 hours to clean and $200+ to touch up wall paint. I asked for supporting details but they WOULDN’T send it. They also would not return my call. Detailed support is required per the contract but nope Dakotah can be in breach of their contract!! If we were in breach that would be another story. If you rent from them get your deposit back on move out and take a video. Would NEVER, NEVER rent from them again.

Dakota Commercial has been great so far. I just moved in and this is my first time moving into an apartment. The university flats building has great amenities such as built in wash and dryer, nice appliances, a community room, exercise room and more. They made the moving process very straight forward. Everyone at the leasing office is great to work with, and especially our property manager Emma.

Dakota Commercial, and the staff at Pure North, are true professionals, with hearts the size of Texas!
For those looking for an excellent location, view, and amenities, Pure North is the place! You will be taken care of, and can continue living at the level you are accustomed to.
We drove up from Houston. Needed a place right away. Found a lovely urban overlook mid rise, top floor. The view is tremendous. The daily life and nightlife of downtown Grand Forks, is an enrichment I truly enjoyed. To be two blocks away from the Saturday morning farmers market, and having a grocery store on the ground floor, were amenities no other place could match.
The unit was brand new, so no complaints. We had one light that was finicky, and maintenance fixed that right way. Also, their maintenance crew; good people. I'm gonna miss you guys, and gal!
The unit had appointments of the quality we were accustomed to, unlike many other area rentals. We had central air conditioning and heating; with vents in the ceiling not on the floor, stone countertops, stainless steel appliances, chrome faucets, and textured engineered dark wood plank flooring. Very nice.
As a cook, the kitchen was perfect. The appliances were full-sized. The stove is a glass countertop appliance with easy clean-ups. The wall cabinets were 42" hight for storage, floor cabinets were a full 2feet deep, and the corner pantry is nearly a walk-in closet.
The bedrooms were fully carpeted with high grade cushioning under-foam, that made your feet so glad to be home. The closets were large.
The in-unit laundry room was large and featured brand new Amana appliances, another closet in the laundry room, and a hanging rack the entire width of the room.
The parking garage offered excellent protection from the elements, as well as restricting access to your vehicle. It cost a little extra, yet I slept well knowing my vehicle was there. No need to scrape snow off your vehicle, run in the rain, or worry about break-ins.
The management crew; Emma, Nicole, and Especially Matt and Heather: My Go Team! Seriously, you guys went above and beyond to help us in our special situation. Heather, in particular, was very gracious and human with her handling of our move out and a personal situation. I wont forget you!
We're back here, in Texas, already missing that feeling of security of knowing you guys are on it. May your listings always be filled!
