I’ve waited several years to write this review because we’re still finding issues with our home, that ProSpect Property Inspections, “Certified ASHI Inspector Jon” should have found during his 6/25/2016 inspection, but due to his incompetence and another issue, was incapable of.
Wife and I find a NH home, search the internet for home inspection companies, ProSpect comes to the top of the list. Inspection commences with our local real estate agent in tow. Two major ProSpect failures, minor ones to follow.
Roof System: The home inspector shall inspect… lots of boiler plate and pictures of the good roof. No pictures taken nor nothing mentioned regarding the $30M class action lawsuit IKO eco-friendly roof shingle “problem” on the other roof. Shingles built from tar, cardboard and gravel that deteriorated over time, visibly curling and crumbling. I have the pictures, emails, and documentation. Jon never noted nor inspected anything, we could have filed a claim, instead we spent $8000 on a new roof.
Insulation and Ventilation: Attic inspection… The home inspector shall enter… Repeat, the home inspector shall enter… Per our real estate agent, Jon was “too large” to climb the ladder and fit through the attic opening, all photos and “inspections” were conducted by our real estate agent… I’m sorry… What!?!? We continue to have attic related heating/cooling issue most prevalent during winter and summer.
The wood burning stove is so far out of code it’s laughable, nothing reported.
No railings on stairway leading into the basement, blatant safety hazard. I imagine Federal and State code violations there, no pictures taken, nothing mentioned/noted.
There’s an “artistic” post in the living room covered in “lead paint”!!!! Nothing noted, but to be “fair”, “paint” need not be inspected nor reported per ProSpect governing rules. Jon, never inspected the attic, he completely ignored the roof issue, at the very least, he could have mentioned the lead paint. I now need to find someone to abate it.
Yes, Jon did point out the obvious, no balusters on the deck railings, an extension cord controlling the garage door openers, an uncovered electrical junction box, a small water leak to name a few, but when the inspector, pardon the callousness, is too obese to fit through the attic opening and my real estate agent is taking the pictures and conducting the inspection, then why did we hire the ProSpect Property Inspections “Professionals”? Lots of pretty pictures, little substance.
We were left with little to leverage against the seller. To date I’ve spent over $10K to rectify the issues ProSpect should have pointed out with their “professional inspection” prior to us purchasing the home.
Recently I hired a local home inspector to reinspect our home, for $100 he found, as he said, fundamental issues that should have been discovered and noted by ProSpect.
I contacted ProSpect to express my concerns, their retort, “Jon no longer works for us” and they washed their hands of responsibility. At the very least they should have returned our $675 inspection fee. Very disappointed with this company, would not recommend to anyone. Contemplating filing a formal complaint with the State.
Best of the best in the home inspection industry. Polished, professional and well educated! I cannot recommend Greg and his Team enough! The BEST!

Prospect did my client’s property inspection and it’s the first home that they are buying. Greg was knowledgeable and explained everything to them in a way that they could understand and make the best choices about their purchase and their home.

10/10 would recommend ! We've done 2 inspections for two different properties with Greg, he showed up early,. Greg walked us through the process and the findings of the home very patiently and answered our questions with great care. We got the results very quick and they were very detailed, organized and with plenty of photos. Thank you for the great service !!!

Greg was amazing! We were on a tight deadline for this home inspection. Greg responded right away with an appointment for us. The day of our inspection it was raining like crazy! Greg showed up early to get the outdoor inspection done in a quick and professional manner! He took us through every inch of the house and explained everything so that we could understand! He not only made us feel comfortable and gave us great knowledge on the home we are buying, but he also made us laugh and kept things exciting! Greg is an absolute professional! We got the report immediately which was greatly appreciated! We could not be happier! 100% recommend!

We just had our house inspected by ProSpect, and our experience was nothing but above expectations. The report is so inclusive and easily read. Greg covered everything and gave the best information regarding all of the systems and any negativity. We highly recommend ProSpect!!

Greg was quick to respond and get us scheduled for a home inspection including Radon and Water testing. We had to change the date of our home inspection he was very kind and was able to get us rescheduled quickly. He took the time to show us each system in the home. He was very helpful and made sure to answer all our questions. Greg then followed up with a very detailed report. He included photos of his findings and the report was easy to understand. The turn around is very quick and we received our written report the same day as the inspection. We would highly recommend Greg from Prospect!

Greg was extremely thorough and helpful through the home inspection process. Being a first time homebuyer, he took the time to explain how the systems worked and what needed to be maintained regularly. He got the reports back quickly and the process was seamless from start to finish. I highly recommend Greg and Prospect!

ProSpect was great. The seller had already provided an inspection but we wanted our own unbiased report. We had an extremely aggressive schedule due to travel plans, but the ProSpect team were able to get in early to initiate a radon test and get a water sample to the lab in time for the deadline. During the inspection Greg took his time, confirmed much of what the other inspector had found, and discovered many other issues he had not. These included a cracked chimney, roof leaks and electrical issues. Armed with this knowledge we were able to successfully negotiate the price of the house, saving us thousands of dollars. We would highly recommend Greg and his team.
