Design Homes is so wonderful to partner with. Laura has been a delight to work with over the past couple of years. I've met Tara only once but I look forward to working with her in the future.

Our stone is leaking and installed incorrectly. 3 months after we moved in, I noticed a water issue at our front porch. The water coming down the roof valley was saturating the stone and covering the entire front porch. I have been in the construction industry for nearly 30 years and could see a future problem. I text Tim our project manager and explained with pictures that there was an issue, this was January 2022. By June of 2022 the stone was cracking. September 2022, they had a different company from the original installers tear off a section of stone on our front porch and re-installed the stone. This area is still leaking currently. The stone that was taken off and re-installed was not done properly. The home inspector mentioned below noted this in his report. January 2024, I pulled back insulation in an unfinished area of our basement and discovered soaking wet sheathing. I contacted Design and eventually they sent out someone to look at the issue. They pulled the siding to see if flashing was installed, it was. After several months of waiting for a solution from Design Homes and getting nowhere, I started researching our stone myself. I went to the specific manufacturer of our stone (Dutch Quality) to pull the installation procedures. I discovered that our stone was not installed properly. Also, the 50-year warranty that our stone is supposed to have is now void due to the stone not being installed per manufactures guidelines. A few of the issues that were not done to manufacturers specifications are: weep screed not installed, no flashing at through-wall penetrations, flashing not integrated with water resistive barriers and more. The problem with not having the stone installed properly along with proper flashing and water membrane is water will penetrate the permeable stone and rot the structure from the inside out. This is what is happening to my home as you can see in the pictures. The issues may not show up for years to come. Homeowners think they developed a leak years later, in fact, it was installed incorrectly at the initial installation. I explained to Design Homes that I want the stone removed and replaced to the manufacturers required standard. They hired a home inspector that agreed the stone was not installed according to the industry standard that has been in place over the past 10 years. However, Design Homes is only willing to repair the 2 areas noted above. There is no way possible to bring the stone in accordance with the manufacturer’s guidelines without removing the stone. To date, we have a basement project that has been on hold for over 4 months waiting for Design to remove and correctly install the stone. I was drawn to Design Homes because they used higher quality materials than your typical homebuilder. After living in our home for 2 ½ years, I realize they use higher quality materials, but they lack the competence and knowledge to use the better materials to build a quality home.

Our design home was recently completed, the construction process in an acceptable time frame, finishing in roughly 8 months. We have had few quality issues, and so far they have been attended to promptly. Rodney, Laura, and Lisa have been great! The downsides have been overall value proposition and lack of flexibility around customer input, unusual financing requirements, and lack of discipline to differentiate one model home from another.
