I'm a realtor here in Charleston and during an inspection for one of my buyer clients we noticed the foundation of the new construction home appeared to have some issues. We received a recommendation for Architectural Engineering Services and hired them to perform an assessment of the foundation. We were so pleased with the professionalism and detail in their assessment report. I would highly recommend Michael Baily and his team and will definitely call them again for any engineering needs for my client's homes.

I work with the Charleston Gaillard Center and we contracted Michael Bailey with AES to help us with a temporary structure that we plan to have on-site for winter festivities. It is an old touring structure and Michael helped us ensure it was structurally sound and helped walk us through the local processes of getting this temporary structure approved. Michael was a pleasure to deal with; very professional, well versed in his field, and very knowledgeable of the local process. In short, the work and assistance was top notch, and priced below many other local structural engineers, so a great value to top it all off. Highly recommended!

I have worked with Michael for many years on many projects. As a residential builder, I can tell you that no project is as easy at it seems in the beginning; especially major renovations. Some structural issues are easy to spot ahead of time and some don't present themselves until construction begins. And that's OK! This is exactly where Michael and I work together best. I keep him on speed dial and as soon as I need a structural issue resolved, he picks up the phone and we get to work. Together. My favorite thing about working with Michael Baily is that as much as I trust his expertise and experience, he gives me the exact same respect. This is huge.
