Chapdelaine & Associates Reviews

Overall

Worst experience getting a survey-ever.
I have been working with a seller for almost a year to purchase a subdivided lot from their property. For the past five months I have been asking for a "metes and bounds" description of the lot, as my title company requires it. I have extended the lock my loan rate and am now approaching that expiration-if I want to purchase the lot, I will have to go through the entire loan application process again.
Chapdelaine and Associates have been told multiple times and are well aware of what is needed on my end (I have even reached out to them as the buyer) but as of late they have actually been argumentative as to whether I really need the "metes and bounds" description. Even after telling the seller and I that the "metes and bounds" description will be an additional fee, and the seller and I have agreed to the fee, they still make excuses for why it really doesn't need to be done. Who does this?!
To make matters worse, the seller lost his father during this deal and is struggling to handle family matters and close on this loan at the same time, needing the money, and being held hostage by Chapdelaine and Associates. This is all beyond unconscionable.
Chapdelaine and Associates have been unreliable and negligent-do NOT use this company if you are in need of professional and attentive service.

I called A LOT of surveyors in Nashville, TN area and Chapdelaine was definitely the most affordable for me that was within my budget, so many other surveyors were charging insanely high unreasonable rates for my tiny land to be survey. I only needed the stakes and pins on the ground so it was a really simply survey that I needed. Also some of them even refuse to do a survey due to the small size of my land or due to my location. I would definitely hire Chapdelaine again if I need to in the future, because not only were they friendly & professional, their quoted price for my land is reasonable and affordable. Also, I read all the reviews of every surveyor I can find, did my research, request quotes by phone call and e-mail from several surveyors, and Chapdelaine was one of the few that actually returned my phone call within a day asking about the details of my land and what I wanted, before they gave me a quote. After the phone call, I received an e-mail of the quoted survey cost.

I would like to thank Mr. Jamie Norvell for being patient with me too. He was the one who called me I think, he was the main person I correspond with through e-mail. He was very patient in answering my questions through e-mail afterwards before I signed the contract since I an unfamiliar with a survey and I wanted to know the process of it. I read the contract and asked several questions, he responded to them all and once I felt at ease I signed the contract. After I signed the contract and paid the retainer fee (that's to get on their wait list for a survey to be done within next 3 weeks). They don't give the exact date of when they can do the survey so what I did was I contacted them back in the end of 2nd week and was reassured the survey will be done before the 3 weeks is up. They really did took 3 weeks to come out. They performed the survey on 05.01, the last day of the three weeks time frame, I paid retainer on 04.10 . But I'm just happy it got done before my fence gets build in May! FYI about every surveyor I talked to had a 2-3 weeks wait time so that wasn't a con to me. As long as the survey is done before fence is build, that is all that matters to me. So my land is very tiny, at less than 0.17 acre, it took them maybe only an hour or less to perform the survey. I was home and got to meet the two guys who perform the survey and they were super professional and friendly too. They rang my doorbell to let me know they were here, and let me know again when they got done. We had a chat about the survey, they even got to meet my bunnies at the front door. I'm glad I got to meet them!

I would definitely recommend considering them if you are like me, who needs a survey for tiny land before fence is built.

Very unhappy with their service. I was quoted a price only to find they quickly add additional fees which are hidden in the fine print. Its my opinion that these are just ways of adding to their original quote. Also took twice as long as I was originally told and when I asked about this, they would not give any discount to my final bill. I would not recommend them.

I requested they come out for a property line survey so I could have a fence installed. They came out in 2 weeks, called the day before to let me know generally when they’d be here (we have a big dog and wanted to be sure they weren’t here when she had to go outside), and they completed my survey for a very reasonable price, leaving multiple flags in the ground to mark the area. Pins are just folded up red plastic tape so if you want something that says “property line,” I’d recommend being specific when you ask for your survey.

Thankfully they were able to find 2 of the original 4 iron stakes for the property corners in the back which proved there was no way anyone could argue with where I place my fence because these were placed in the 1940s.

The team walked me around the property when they finished and showed me the stakes and what they found.

One thing to note—I would suggest being home when they conduct the survey because they did start hacking at my greenery in the back of my property which is really valuable to me. When I came out to ask them to be gentle, explaining how expensive those trees are, they stopped and found an alternative solution to finding the corner stake.

Very pleased with the cost and value provided by their hard work. Took a little over an hour and a half to complete.

Thanks!

Although Chapdelaine & Associates appear professional with their uniforms and trucks, we have found that they don't listen to the clients who hired them, and do not follow instructions well.

We just completed a lot split with them, and they ended up costing us, outside consulting fees, and twice as much as originally quoted, while still not providing the level of service that we expected from a licensed surveryor.

We would highly discourage anyone from using this firm.

Awesome staff! My wife and I bought property in Williamson County. Dealing with the people at the county is such a joy. The people at Chapdelaine have been a shining light in the middle of the abyss that we have wandered into. When I need a straight answer, I avoid the county and call Chapdelaine.

The two gentlemen that came to our home to locate our property corners were very sweet and professional. They marked our existing property corners with plastic ribbon as stated in the contract we signed with the company. It took four weeks from the time of signing the contract for the crew to get to our home. The fee charged was affordable. Our property corners had been buried sometime during the original home construction and were not visible. We needed this service in an effort to put up a fence.

I sent over 7 properties that I need surveyed and I got a call back from one of their workers and he tried to tell me the survey I wanted had zero value to me. I told him I understand if he feel that way but they have value to me. How much does it cost to get the work I need done? He was so sure my surveys were useless to me and instead of answering questions regarding cost he continued to ask why I wanted my surveys done. I was in shock on how focused he was on worrying about what I would do once I had my surveys. I didn’t have a reason that fit in his mind as “valuable” surveys. In his mind if I didn’t get them for his reasons my surveys were USELESS. I ended up telling him to get to get off my line and that I will get my properties survey with another company. Until he lost $10,000+ opportunity he was happy lol Pathetic.

I contacted Chapdelaine & Associates from a referral with a previous real estate agent. Once contacted, they sent an invoice for a $250 payment, which I was told was half of the total payment. I contacted the company and talk with an admin assistant before paying my money. Once the payment was made, I waited three weeks for some kind of contact, but after the fourth week, I received another invoice for a $300 payment. Confused, I contacted the admin asst again and was told the survey had been done. I stated it could not have been because I work from home and no one had been at my home. She said they put little sticks around my home but did not make me aware they were present. (Is this a professional company, what's going on!!). I want to clearly see the boundaries of my property and this is not what I requested, and to simply pay even more than I was quoted, is not what I feel is worth the payment of $550. I received poor quality, non professional and unresponsive service. Seeking legal advice before making another payment .
