Review Berkey Built Homes

We have been in our Berkey Built Home since October 2022. It is a 55+ home with an HOA. We are still very pleased with our Berkey Built townhouse. The neighborhood, Laird Estates, Altoona, is very quiet and friendly. Neighbors pick up any trash that blows around, deliver mail that was incorrectly delivered, wave at each other, sit out and visit if the weather permits.

The HOA is essentially managed by the builder and has been very responsive to the neighborhood. Snow is quickly removed as is permitted by the weather. We’ve only had one really good rain since moving in and there weren’t any issues that I was aware. There was one issue with the in-ground sprinkler system. It initially drew from a water retention pond. A problem developed as more and more townhouses were built and with the drought, we’ve been in, there just wasn’t enough stored water to meet the demand. The HOA worked with others and were allowed to tap in to the City water system. The HOA can switch between the two sources to meet the higher demand.

The HOA mows and treats the lawn and for the most part takes care of the outside. You need to take care of the deck (staining for example) and any landscaping you put in. The HOA needs to approve the design. You don’t want to create obstacles for mowing and trimming. You’ll need to take care of the plants in your landscaping.

The townhouse is solidly built. We have had strong winds this spring. The house doesn’t make a sound: no squeaks, creeks, cracks, or shakes. The windows don’t rattle and we don’t even hear our neighbors. We can, sometimes, just barely hear the packers as they come through the neighborhood collecting the trash. The house is very quiet and well built.

The builder gives you a year’s warranty and the names of the suppliers. If something goes wrong, you can call the supplier directly or contact the builder to get the problem rectified. We had one window nearly iced over on the inside the first winter. It was replaced and during the second winter we didn’t have any problems. The builder will answer any question about the house that you may have. This brings me to an area that I think the builder could improve on, communication. We got the O&M manuals on the HVAC system and hot water system. Nothing else was available to me. One item that I wondered about was the main electrical shut off. The main box in the storeroom had the whole house surge protector but I didn’t see where the main shutoff was. The builder took me outside and opened another electrical box and showed me where the main shutoff was located. Speaking of storeroom, you’re going to love this one. It is essentially two rooms connected by a hall. Get some nice shelving to put in the storage area. Label your containers. We have a shelf for some additional pantry items and our seasonal decorations. I have some of my tools and garage items that cannot be allowed to freeze. The storeroom contains the HVAC system, hot-water heater, electrical and natural gas entrances. It is heated and very well insulated as is the entire house. Don’t be surprised at the small size of the furnace and the AC. It’ll keep you warm or cool and may save you on your heating and cooling costs.

Berkey Homes builds homes and housing areas as well as the 55+ townhomes. My review mostly covers the 55+ homes because that is what we purchased. Berkey builds quality homes. Check them out.

We have officially been in our new house built by Berkey Home Builders for 5 months. Eric, Lori, and team were wonderful to work with! They made the building process stress free while making our home exactly what we wanted. I would highly recommend Berkey Home Builders to anyone looking to build a quality home with great service!

Berkey Home Builders has been great to work with. First the design process was nice and easy and Brit assisted greatly in making great suggestions that were within our tastes. She was able to redesign aspects that we would not have thought of on our own and were exactly what we wanted. Next, the construction process was seamless and timely. The work was done with the up most professionalism and the work sites were the cleanest I’ve seen. Lastly, the customer service has been great. The team has been very helpful in any issues that may occur and hold up their end. Overall a great building experience!

I have worked as a Realtor both on the listing side and seller side of Berkey Home Builders transactions and their process is easy and smooth. Berkey takes the time upfront with the homeowners to make their selections so they don't get themselves into a situation of upgrades tacked on at the end which makes the consumer uncomfortable. They know before building their final price. They offer an inhouse designer which allows the buyers to visualize their selections on a 3-D rendering. Their finished product is impressive and Eric makes sure the buyers understand they can make cosmetic things later but the nuts and bolts of the home and structure are whats built to last! 5 * all around!

Overall

Eric and his team built my home 4 years ago in Fieldstone Estates in Altoona, Iowa. The process was very easy. They used only top notch products and finishes. You simply do not see the same finishes used by other builders, tall base, trim, cabinets, counters. Oh and Eric finishes his projects on time and on budget!

I have had zero issues with my home. If you are building a home you would be crazy not to at least consider Eric Burkey to do it for you. He’s a trustworthy builder who cares about the quality of the homes he is building and the community he lives in.
