Be careful and insist on licensing and insurance information before you hire this company.

Paid Michael Taghavi on August 9, 2024, $1100 in advance for a boundary survey and service was to include staking. We were clear that we were engaging them/him for a boundary map, and paid the invoice for services he described as a "boundary survey."

The survey was supposedly completed on August 14, but he has since refused to deliver the customary formal report and precise boundary drawing (map) of property lines.

Because it is obvious he has no intention of delivering what professional land surveyors normally do, and I doubt he will refund the money as requested, today I filed a complaint with BBB. The Land Design Pros website says they are accredited with an A+ rating and they show the BBB logo. I was surprised that BBB shows they are not accredited, which would appear to be misrepresentation.

The company's website also states their surveyors and engineers are licensed and Michael shows P.E. after his name. Concerned about the BBB revelation, I went to the Maryland state website, which is where their offices are. I could not find the company licensed for surveys, I could not find him licensed for surveys and I could not find a state license of any type for him.

i have asked him for the name and license number of the person who supposedly did a survey and put down the stakes (this service was also unsatisfactory). And I have had to assume that the location of stakes may not be legally correct.

Beware of this company. Note that you should not have to ask for certain deliverables when you order a boundary survey because they are part of a boundary survey. Boundary surveys are specifically done to mark legally defined property lines, stake corners, install fencing, resolve disputes and they include attestation from the surveyor.

One of the shadiest things is that he asked for another $750 if we wanted a drawing, but said it would be a copy of a drawing we gave him. That drawing was a type of drawing that cannot be used to mark property lines and cannot be used for disputes or deeds...and he knew we wanted the type of drawing and report that comes with a boundary survey.

Do not use. This is a scam. They have a fake regus office. We were in touch with some guy named Mike to complete a survey. Paid the deposit and asked to do the work. He never did the work and started asking for the full payment. When I asked to meet in person, the response was "oh come on". This is a SCAM!

Showed up on time did the survey of my property within 2 hours walk me around the property to show me the markers. And they did this for about a third of the price of any other surveyor I had contacted. For me they did a great job
