The home inspector Tyler was EXTREMEY professional and thorough. I would HIGHLY recommend using Bridge Home Inspections. I've never had a home inspection done before, so I didn't really know what to expect, but I was very pleased with the results. Even Larry the owner showed up to ensure I was satisfied with the inspection. I felt very informed regarding ALL the issues with my new investment home and what was or wasn't important to have taken care of.

Whenever I need another home inspection in the future, I will definitely call Bridge Home Inspections!

In over 30 years, after going thru the process of purchasing 7 properties in different states (part of my military career) I have never had the issue we had with Bridge Home Inspections. When you buy a home, you count of many professionals to do their part, all getting paid somehow, and all expected to do their best in making the experiencing of buying a home pleasant. Noone is perfect, but the expectation when someone take your money to do a job/ task is, that they do it with the upmost professionalism and in good faith. That is what you call, reputation. Bridge Home Inspections have none.
I recently co-own the purchase of a home in Las Vegas NV, it is my son’s first home purchase. I encouraged him to move forward and start building his equity and investing in a property, he decided to go forward with it and settled in a property. As part of the closing process, an “inspector” is hired with the hope/expectation for them to take a closer look at the property. I always suspected this is a “check in the box” since in my prior 30 years, 7 properties later no major issues were identified – BUT you always hope that the day you need the “inspector” to take a look at the property you are about to purchase, that they do their job, nothing more, but their job that they are hired and accepted a fee to do.
Well, learned the hard way that these closing “inspectors” are a hack, or at least the one that represented Bridge Home Inspections. We received a report that stated all was good with the property, some minor issues as is always expected, but major areas like foundation, electrical, plumbing, HVAC etc. are all in good working order. Based on this assessment, that we paid to get, we purchased the home in question.
To our surprise, disbelieve, the main bedroom shower did not drain, water puddled in the tub immediately. I was thinking something small could have caused this issue, called a plumber to get a regular plumbing drain issue taking care of.
To our surprise, after 5 hours of trying every trick in the books to unclog a shower tub, the plumber stated something is wrong with this picture. The plumber asked to open the wall which we authorized since nothing was working.
THE TUB WAS INCORRECTLY PLUMBED – the drainpipe was installed in an upgrade causing the water to return to the tub. We immediately looked to our inspection documents, the one that “Bridge Home Inspections” conducted on our behalf, and it was listed as working properly, no issues with plumbing in any areas.
Now, we now know that it was impossible for the tub in the master shower to operate normally since the physics of the drain installation will not allow it. We know that the property has been under an investor’s hands and the improper shower tub installation could have been done even before they owned it – BUT we expected Bridge Home Inspections to be able to IDENTIFY at a minimum this type of BASIC deficiency. All it took for us to realized there was an issue was TO run the shower for a minute and the water will puddle immediately.
Again, we know no one is perfect, but not able to identify a simple task in your craft is embarrassing, it shows a lack of care for what you call your job. I refuse to believe these inspectors are that incompetent, but more lining to people without morals, unethical, irresponsible, and an embarrassment to their profession.

We are currently in the process to repair the plumbing which requires a major repair and an expense that we were not prepared to face. Just because we choose the wrong inspections company. There is nothing that can be done for us, we will take care of it, BUT please look elsewhere, do not make the same mistake we made, chose wisely, I am sure there are other companies in the Las Vegas area that can do the basics in their craft – Bridge Home Inspections is not it.

Freedom of speech or refund?

I received a home inspection by Bridge Home Inspections on January 31 of 2024 . Upon the first day of moving into the new home, I noticed that we had a plumbing issue in the master shower. After hiring a plumber and having him spend four hours attempting to unclog the master shower. It was determined that the plumbing in the master shower was improperly installed and the shower could not, or have ever drained properly. I then reached out to my realtor, who then put me in contact with Larry Perna, the owner of Bridge Home Inspections. Larry then came out to my home and after a brief inspection was convinced that the plumber I hired was not being truthful and that there was indeed a clog in my master shower. Larry then hired a second plumber to come out to my home and inspect the plumbing in my master shower. This plumber also determined it was the plumbing of the master shower and not indeed a clog. After this was determined by both my plumber and Larry’s, he proceeded to deny any responsibility for this huge oversight by the inspector. In attempt to receive damages for his inspectors oversight I was informed that in the agreement i signed before for the inspection was conducted it states that the company is only liable to pay me in damages up to the amount of the inspection ($325). If I would have known this information prior, I would have never worked with Bridge Home Inspections as this allows for faulty inspections to have no recoil on their business.

After this was determined I spoke with Larry on the phone and he agreed to give me a refund for the cost of the inspection after signing a refund agreement. To my surprise, in the refund agreement it states that you cannot speak about your experience with Bridge Home Inspections to anyone in person or online.

I will not allow for my freedom of speech to be signed away over 325$. Don’t make the mistake I made and choose another home inspection company. Bridge Home Inspections has zero honor and integrity in their business practices. They have a system designed to rid them of any responsibility and keep your money at ransom until your rights are signed away.
